-Important items to consider when cleaning and maintaining your windows-
Most wood windows come with primed or bare wood and can be wood or clad with aluminum on the outside. The primer does not seal the wood and as such must be painted. Oil stain is not a finish therefore you must seal your windows frequently especially in Colorado's harsh climate.
Use only pure silicone spray wet type. Do not use WD-40® or any petroleum-based products. These can degrade plastics and attract more dirt. Pure silicone will not allow dirt to stick to itself and will not stain most painted walls as you spray it on. Spray any hinge tracks, rollers, lock mechanisms and the crank mechanism with the silicone spray. You may need to look underneath the wood cover to see the gear teeth that need lubrication on the operator for your casement windows.
These require much less maintenance than wood windows. It is a good idea to keep the frames clean with mild water and detergent mixture. You can use a vacuum to clean out the tracks that the windows slide in. Then you can use silicone spray to lubricate the tracks that the windows slide in.
Cleaning your glass is a chore we don't recommend doing yourself. Please consider a window washing company while you sit in your chair and enjoy your favorite beverage. If you are a wild enough individual to do it yourself, we like sprayway cleaner and microfiber cloths.
We do not recommend using pressure washers directly on double pane glass, this can cause premature seal failure and condensation in between the panes of glass.
